PROJECT MANAGER

The Project Manager is responsible for overseeing the coordination and administration of a project. The project manager’s role is to create and adhere to a precise schedule, ensure the highest level of craftsmanship for all trades involved, embody and promote the company’s image and values and embrace and enhance relationships with architects, vendors and most importantly, clients.

The key responsibilities of the Project Manager include:

Project Management:

- create job profile in Buildertrend and grant access as needed to pertinent parties

- work hand-in-hand with lead carpenter to formulate and implement schedule from planning phase through punch-out

- assist in subcontractor selections and negotiations

- schedule and lead start-up meetings with subcontractors to review and document scope and schedule

- coordinate with architect/designer and client to meet deadlines for drawings, material selections and subcontractor decisions

- prepare and manage weekly on-site meetings with architect/designer and client

- recognize and quickly communicate delays to all appropriate personnel, both verbally and in writing

- review shop drawings with architect/designer, lead carpenter and relevant subcontractors

- regularly review staffing needs and recommend necessary adjustments

- encourage adherence to highest standards of craftsmanship

- direct post-mortem project review


Materials Management:

- create job-site binders that include job-start checklists, material specifications, etc. and ensure that checklists are maintained and completed

- negotiate pricing/contracts with vendors

- coordinate purchasing, delivery and returns of finish materials and other project related materials per schedule


Budget Management:

- advise on material costs and subcontractor costs during estimating process

- establish estimated costs and track all actual costs throughout a project

- adhere to job costing system to track expenses accurately


Required Experience/Skills:

- construction project management experience, 3 years minimum

- analytical thinker, always looking for ways to improve themselves and those around them

- confident but self-aware

- highly communicative

- strong leader

- solution-oriented

- passionate about construction and eager to help build the best homes in the area!
